Heat Pump System Health Inspection

The inspection addresses heating and cooling operation, outdoor equipment, indoor airflow, defrost behavior, backup heat, controls, drainage, and electrical conditions.

System identification and control check

We document the indoor and outdoor equipment, system age, locations, filter, and thermostat or controller.

We confirm that the indoor and outdoor sections respond correctly in the operating modes available under current conditions.

Indoor airflow, backup heat, and drainage

We inspect the filter, cabinet, blower motor and wheel, motor amperage, capacitor when used, control board, low-voltage wiring, indoor coil, drain pan, trap, drain line, condensate pump, and attic overflow protection when applicable. Auxiliary electric heat strips are inspected and individually measured, along with temperature rise and total system static pressure.

Outdoor electrical and heat-pump controls

The outdoor inspection covers the disconnect, electrical whip, wiring, contactor, run capacitor, electrical compartment, surge protection on inverter equipment, reversing-valve operation, defrost controls, compressor, fan motor, fan blade, cabinet, coil, and required airflow clearance.

Heating, cooling, and refrigerant performance

We measure supply-to-return temperature differences and operating amperage where applicable.

When outdoor conditions allow accurate testing, refrigerant pressures, superheat, and subcooling are evaluated in the appropriate mode, together with service valves, accessible connections, the line set, insulation, oil marks, and other visible leakage clues.

Cleaning included with the inspection

Included routine care covers washing the outdoor coil from the inside out, cleaning the accessible outdoor housing and fan blade, cleaning and flushing the indoor drain trap, confirming drainage, and refilling the trap.

We also clean an installed electronic air cleaner and remove light, accessible indoor-coil buildup when practical.

Clear findings and scope

After reassembly and a final operation check, the System Health Report separates normal operation, developing concerns, and recommended priorities.

Weather, access, and equipment design may limit a specific operating test; impacted coils, blower-wheel cleaning, leak searches, repairs, and deep cleaning remain separate services.
