Gas Furnace and Air Conditioner System Health Inspection

The inspection addresses the gas heating system, cooling system, shared blower, controls, airflow, drainage, and applicable safety conditions.

System identification and control check

We document both pieces of equipment, their approximate ages and locations, the installed filter, and the thermostat.

We confirm that the thermostat, indoor blower, furnace, and outdoor cooling equipment respond correctly in the operating modes that can be safely tested.

Shared airflow and indoor equipment

We inspect the filter or electronic air cleaner, cabinet, blower motor, blower wheel, capacitor when used, control board, and low-voltage wiring.

Total system static pressure and temperature readings help reveal restrictions, setup concerns, or duct conditions that cannot be judged by appearance alone.

Gas heat and combustion safety

The heating side includes burner ignition and flame, burners, flame sensor, igniter, inducer, staging, gas pressures, furnace temperature rise, venting, accessible heat-exchanger surfaces, and high-efficiency furnace drainage. We also check for carbon monoxide in the home and ask about current carbon monoxide alarms.

Cooling, electrical, and refrigerant performance

We inspect the indoor coil and drainage, outdoor disconnect, wiring, refrigerant tubing, contactor, capacitor, electrical compartment, compressor, fan motor, outdoor coil, cabinet, and airflow clearance.

When outdoor conditions allow accurate testing, we measure refrigerant pressures, superheat, subcooling, amperage, and the cooling temperature difference.

Cleaning included with the inspection

Included routine care covers removing and cleaning the furnace burners, cleaning the flame sensor, brushing and vacuuming the accessible burner compartment, clearing high-efficiency furnace condensate lines when needed, washing the outdoor coil from the inside out, cleaning the accessible outdoor housing and fan blade, and cleaning and flushing the air-conditioning drain trap. We also clean an installed electronic air cleaner and remove light, accessible indoor-coil buildup when practical.

Clear findings and scope

We reassemble the equipment, restore the thermostat, confirm normal operation, and document what was normal, what deserves monitoring, and what needs attention.

Weather, access, and equipment design can limit specific tests; impacted coils, blower-wheel cleaning, leak searches, repairs, and other deep cleaning are separately quoted when needed.
